Three things to check first

Source content updated: October 8, 2026. General education, not individual legal, tax, lending, or insurance advice. Check the dates and status notes before making a decision.

01

Start with your goals and monthly budget

Decide why you are buying, how long you expect to own the home, and which work and daily-life destinations matter. A purchase price alone does not describe affordability. Include principal and interest, property taxes, insurance, HOA dues, maintenance, and any address-specific assessments. Leave room for reserves and changes in your circumstances.

DFW is a collection of different cities and neighborhoods. Compare homes using the same work address, price range, property type, and ownership period. Visit your likely commute at the time you would actually travel. A citywide average or a school rating is not a substitute for checking the particular home and its assigned boundaries.

02

Prepare financing and your written service agreement

Discuss preapproval, cash needed at closing, loan terms, and documentation with a qualified lender before making an offer. Preapproval is subject to conditions; it is not a guarantee of final funding. Compare written loan estimates using the same assumptions, and avoid changing employment or taking on new credit without discussing the effect with your lender.

TREC explains that, from January 1, 2026, a license holder working with a prospective residential buyer must enter a written agreement before showing a property, or before presenting an offer if no property is shown. The IABS disclosure does not replace that agreement. Review whether representation is established, the services, term, compensation, and termination provisions. Check builder registration rules separately before a first visit.

03

Compare homes, make an offer, and investigate

Use a consistent comparison sheet for layout, condition, land, location, taxes, insurance, and ongoing obligations. Photos and cosmetic updates cannot establish the condition of the foundation, roof, HVAC, drainage, or plumbing. Review disclosures and available public records, then arrange appropriate independent inspections.

An offer combines price with financing, timing, deposits, repairs, and other terms. Your rights and deadlines depend on the signed contract. Track the option period or other applicable investigation deadlines, financing and appraisal requirements, survey, title review, and insurance availability. Seek a qualified attorney for legal interpretation and make decisions within the relevant deadlines.

04

Complete closing and plan the handoff

Confirm the final walk-through, agreed repairs, lender conditions, insurance effective date, and closing documents with the appropriate professionals. Verify wire instructions by calling the title company at a previously verified phone number. Do not trust a last-minute email that changes the account or contact details.

After closing, arrange utilities, keys and access, HOA information, tax mailing addresses, equipment records, and warranty contacts. A new home still requires maintenance. For a rental or remotely owned property, plan management, leasing requirements, emergency repairs, and realistic reserves before purchasing rather than after the keys are handed over.

Your checklist

  • Comfortable monthly budget and cash reserves
  • Written agreement and lender documentation
  • Address-specific taxes, insurance, HOA, and assessments
  • Inspection, title, survey, and contract deadlines
  • Verified wire instructions and final walk-through
  • Utilities, keys, warranties, and post-closing plan

Frequently asked questions

Is preapproval a final loan approval?

No. Funding depends on the lender’s remaining conditions, property review, and your financial circumstances.

Can I choose a city by an average price?

Use averages as background only. Compare particular addresses, property types, commutes, condition, and total costs.

Does submitting a website inquiry create representation?

No. Representation and service terms must be confirmed in the appropriate written agreement.
